New Shopping Landmark at Beijing's 2nd Ring Road to Launch This Winter

The highly anticipated shopping center Dong Wai 39MALL is expected to officially open to the public by the end of the year. So far, Dong Wai 39MALL has attracted more than 460 brands, with nearly 50 percent to open their first stores, flagship stores, and customized concept stores, while over 50 percent will be the project's exclusive original lifestyle brands and will operate in cross-category hybrid store formats.

In recent years, there have been very few large-scale new commercial developments near Beijing's 2nd Ring Road. With a total floor area of 170,000 square meters, Dong Wai 39MALL is positioned as an open, shared, and modern "urban living room". It is located at the Dongzhimen transportation hub, adjacent to Yangqi Avenue, with embassies of 77 countries in China located nearby. In terms of spatial planning, the project features a rooftop garden covering approximately 20,000 square meters, as well as other public spaces, including a sunken plaza, well-connected transit corridors, and indoor pedestrian areas.

Among these, the 20,000-square-meter rooftop garden is the core distinguishing feature of Dong Wai 39MALL, and is one of the largest rooftop public leisure spaces within Beijing's 2nd Ring Road area. The garden seamlessly connects the first floor of the south zone of the commercial area, the second floor of the office tower, and the third floor of the north zone of the commercial area, linking four major property types — office buildings, high-end hotels, residential buildings, and commercial areas. It is designed to become a core leisure hub for seamless connectivity across different functional scenarios. Standing before the floor-to-ceiling windows of the Cloud Terrace Lounge on the 29th floor of the Cinda Center twin towers, one can enjoy a panoramic view of the entire rooftop garden's expansive landscape.

So far, the anchor stores signed up by Dong Wai 39MALL range from quality lifestyle supermarkets to cinemas and others, including the first Poly Film Center in China, and Dongcheng's first Xiaoxiang Supermarket and MELAND CLUB. In addition, brands such as MINISO Select flagship store and Decathlon Beijing flagship store have also confirmed their presence.

The project's catering offering brings in cuisines from the United States, Japan, Thailand, Italy, Spain and more, alongside authentic local Chinese culinary styles including Cantonese, Sichuan, Guizhou, Beijing and Jiaodong. It caters to a full spectrum of consumption scenarios: high‑end banquets, quick solo meals, family dinners and late‑night social gatherings.

The project will also partner with CITY MART to create a themed food court of approximately 3,700 square meters, which, in addition to dining, will incorporate art installations, performance theaters, and trendy retail concepts. Meanwhile, the project will promote synergy between retail and experiential formats, combining sports and fashion retail with coffee shops, bars, live house venues, and other lifestyle experiences.
